Financial Models — In Development
This is where monthly and quarterly financial models are uploaded, versioned, and archived by property. With lease data, ARGUS outputs, and accounting feeds from Yardi or MRI all in one place, model updates shift from ad hoc to systematic — and the archive enables backtesting, performance attribution, and continuous improvement over time.
What Gets Stored Here
Excel Models
Monthly and quarterly property-level financial models — cash flows, waterfalls, hold/sell analysis. Uploaded per period and retained as a versioned archive.
ARGUS Outputs
Cash flow reports, rent rolls, and lease audit exports from ARGUS Enterprise — the lease-level inputs that feed the financial model.
Accounting Exports
Actuals from Yardi, MRI, or other property management platforms — the performance data that validates model assumptions each period.
Why Excel, Not SaaS
SaaS platforms work well for accounting and for lease modeling in ARGUS — but financial modeling has not been mastered by any platform, and given the creativity and flexibility that institutional investors and capital allocators require, that is unlikely to change. The freeform spreadsheet remains the tool of record. ModelBase supports that proven system rather than replacing it — providing the structure, archive, and workflow around it without locking data behind expensive long-term contracts. Whether models are built in-house or outsourced, the platform provides a documented base from which to work.
